A Georgetown kitchen is rarely a rectangle. The houses west of Wisconsin Avenue and along O Street were built between 1810 and 1880 — load-bearing walls land where you do not want them, ceilings step down through additions, and most kitchens occupy what was once a back parlor or a converted carriage entry. Pannello has drawn cabinet runs for Federal-style rowhouses across N, O, P, and Q Streets, and we know the patterns: the 7-foot-3 soffit that runs along the back wall, the chimney chase that has to be worked around, the load wall that cannot be moved.
Georgetown architecture
What we have learned drawing cabinetry for Georgetown homes.
Typical home style
Federal and early Victorian rowhouses (1810–1880), with a small number of Federal-revival new builds on the eastern edge. Most kitchens are 10×14 or smaller, often L-shaped or galley, with original brick chimney chases and load walls.
Common challenges we design around
Stepped soffits from older HVAC retrofits. Load-bearing walls between the kitchen and dining room that cannot be removed without significant structural work. Brick chimney chases mid-room. Tight stair-to-kitchen turns that limit cabinet panel size during install.
Permitting & HOA notes
Most of Georgetown is in the Old Georgetown Historic District, which means exterior changes (windows, doors, anything visible from the street) require Old Georgetown Board review. Interior cabinetry does not — but if your project includes window replacement, cladding, or rear-facade work, factor in a 6 to 10 week OGB review window.

From Georgetown clients
"Pannello drew our Georgetown kitchen the way an architect would — full elevations, real material samples, no salesperson with a tablet. The chimney chase that we had been trying to hide for ten years is now the most elegant element in the room."

"Pannello's pantry wall completely changed how we use our Georgetown kitchen. The pocket-door coffee station alone has saved us countertop area we did not know we were losing."

Georgetown FAQ
Questions specific to Georgetown.
Will Pannello cabinets fit through a narrow Georgetown stair?
Yes — Pannello cabinetry is shipped in flat panels and assembled on site, which is one of the reasons it works in Georgetown. We measure the stair turn and panel up the kitchen in pieces sized to clear it. American face-frame cabinets, which arrive fully assembled, often cannot make the same turn.
Do I need historic district approval for kitchen cabinets in Georgetown?
No. The Old Georgetown Board reviews exterior changes only. Interior cabinetry, paint, and finishes are unrestricted. If your project includes any rear-facade work, those elements would need OGB review.
Can you work around the chimney that runs through my kitchen?
Yes — almost every Pannello Georgetown kitchen has a chimney chase to design around. We typically panel around it with matching cabinet finish so the chase reads as part of the architecture rather than as an obstruction.
